This Secret Cape Town Road is Africa’s “Billionaire’s Row”

When people think of luxury real estate, cities like Beverly Hills, Dubai, or Monte Carlo often come to mind. But what if I told you that one of the most exclusive and valuable property markets on the planet is right here on the African continent? Cape Town, South Africa, is not just famous for its stunning Table Mountain views; it’s also home to what some call Africa’s “Billionaire’s Row”.

Stretching for 18 kilometers, the Atlantic Seaboard is a coastal strip featuring pristine white sandy beaches, five-star restaurants, and architectural masterpieces that rival those in the Southern Hemisphere. This is where top-tier international tourists and wealthy locals come to find exclusive, high-spec homes. What makes these properties so expensive isn’t just their location at the edge of the world; it’s the limited supply of land reserved for only the highest bidder.

For a closer look, I went on a journey to explore six of the most opulent neighborhoods in Cape Town, touring everything from a family-friendly mansion in Constantia to a jaw-dropping R195 million villa in Llandudno. The properties can range from entry-level apartments starting at half a million dollars to oceanfront villas that surpass $15 million. The most expensive home I’ve seen? A single mansion in Camps Bay that can fetch up to $35 million.

My Journey Through Cape Town’s Richest Suburbs

Constantia: The Family-Friendly Wine Country

My first stop was Constantia, a neighborhood known for its vast wine estates and large plots of land. As soon as I arrived, I was surrounded by lush greenery, vineyards, and exquisite mountain views. While it’s not on the Atlantic Seaboard, Constantia’s beauty and tranquility make it a perfect place for raising a family, with large garden spaces and great schools nearby.

I toured two very different properties here. The first was a modern, barn-style home with an asking price of R17 million (about $970k). It had a beautiful open-plan living space that flowed right out to the entertainment area and pool. Then, I saw a property that was on the “middle end” of the market—an R87 million mansion that sits on 8,000 square meters. It came with a beautiful tennis court and a massive swimming pool. I was blown away by the scale and how properties here can easily go up to R100 million or more.

Bishop’s Court: The “Old Money” Enclave

Nestled on the slopes of Table Mountain, Bishop’s Court is for those who want to be completely immersed in nature. I learned that this quiet neighborhood was originally a farm bought for the Archbishop of Cape Town, which is how it got its name. Here, the plots are even larger than in Constantia, typically ranging from 2,000 to 9,000 square meters. It’s a place where you wake up to the sound of birds, surrounded by breathtaking natural beauty.

I visited a jaw-dropping R70 million mansion that was built 19 years ago but whose architectural design can still compete with modern villas. Standing in the entertainment area, I understood why this is considered an “old money” neighborhood. The design is so private that you can’t even see your neighbors. This kind of wealth is about being in your own space, your own world.

Llandudno: The Most Exclusive Address in Africa

This is where things started to get interesting. Llandudno is a private, secluded cove accessible by just one narrow mountain road. It’s known for its pristine white sandy beach and impressive granite boulders. Due to the scarcity of land here, properties are snatched up and rebuilt, making it one of the most exclusive suburbs in all of South Africa.

The home I toured in Llandudno was a 10-bedroom, three-tiered villa. It was currently the most expensive home for sale in Cape Town, listed at a mind-boggling R195 million. The property had every amenity imaginable: a full home theater with plush seating, a massive professional gym with Technogym equipment, and multiple pools and jacuzzis. This place was an architectural masterpiece, with everything custom-made.

Camps Bay: Where Investment Meets Lifestyle

Camps Bay is perhaps the most famous of the neighborhoods I visited, known for its glamorous seaside and world-famous beach. The views here are truly postcard-worthy, with the Twelve Apostle Mountain range behind you and the Atlantic Ocean in front. Beyond being a beautiful place to live, Camps Bay is a prime investment hub, where many homes are bought as holiday villas or Airbnb rentals. It’s an area where you can easily get a 10% annual yield due to high demand from tourists.

I toured a fantastic five-bedroom villa here with an asking price of R45 million (about $2.4 million). The home was completely private, hedged with palm trees, and had fantastic views of the sea and Table Mountain. Interestingly, the market here is shifting; while Europeans once dominated, I learned that more Africans, especially Nigerians, are now buying homes here for the lifestyle and great returns on investment.

Bantry Bay: The Wind-Free Sanctuary

Perched on the slopes of Lion’s Head, Bantry Bay is an ultra-luxurious suburb that boasts a rare wind-free microclimate. This is not just a luxury neighborhood; it’s the address for those who want the best of everything, including privacy and close proximity to both the city and the beach. I even learned that South Africa’s president, Cyril Ramaphosa, lives here.

The properties here are so coveted that homeowners are often not willing to sell, making listings very difficult to find. I toured a R33 million home that was built in the 80s, but its position—smack-bang in the center of Bantry Bay—made it one of the best you could find.

Clifton: The Crown Jewel

My final stop and personal favorite was Clifton. Tucked between Bantry Bay and Camps Bay, Clifton sits below the coastal mountain slopes, descending into four world-famous beaches. What makes it so special is the near-total wind protection, direct beach access, and extremely limited land, making it one of the most desirable pieces of real estate in all of Africa.

It is here that you find

Nettleton Road, which is considered the most expensive street in Africa. The homes here are built directly into the cliff, giving nearly every property a multi-million dollar ocean view. The engineering that goes into these homes is absolutely out of this world. I even got a chance to tour the famous

Iron Man Villa, a magnificent property that, while not for sale, is estimated to be worth a staggering half a billion rand.

Final Thoughts: What It Means to Own Prime Real Estate

My journey through Cape Town’s most expensive neighborhoods was a real eye-opener. It showed me that these properties are more than just houses; they are global statements of success. From the family-friendly vineyards of Constantia to the cliffside palaces of Clifton, each neighborhood offers a unique blend of luxury, natural beauty, and exclusivity.
